The South Carolina Rental Agreement encloses the complete address of the premises, the name and address of the landlord and the name and address of the tenant. Apart from this, it must also include the following:
Term: the tenure of the lease, the date of initiation of tenancy and the date of termination the tenancy.
Rent: the amount of rent to be paid, the due date, the place and manner it will be paid in and the charges for late payment of rent.
Security Deposit: The sum of money which is deposited with the landlord by the tenant before commencing the South Carolina Rental Agreement, as a measure against failure to pay rent or for damages done to the property is termed security deposit. This money is refunded without interest to the tenant once the lease expires.
Condition of Premises : according to the South Carolina Rental Agreement, the tenant has to check at the time of the contract or before it, that the property is in a habitable condition.
Utilities: The tenant has to arrange and pay for all utility services necessary for him.
Maintenance and Repair : The tenant has to maintain at his expense, the premises in a clean and sanitary condition. He shall also fix any damages made to the property by him or his family.
Surrender of Premises: once the lease concludes, the tenant has to hand over the property in a good condition, such as it was at the time of starting the tenancy.
Default : if the tenant does not pay the rent, or does not follow the stipulations of the South Carolina Rental Agreement, then the landlord can evict him and terminate the lease. |
