It is essential that the landlord collects adequate landlord information before renting his property. These are some topics which can be part of landlord information:
Lease: A lease is an agreement of law between a landlord and tenant for an exact period of time fixed upon by the landlord and tenant. A lease can be verbal or documented in black and white.
Other money besides rent: A security or cleaning deposit is the advance money which is paid to the landlord. This is to make up for any non payment of rent, to clean the property after it has been emptied and to repair damages made by the tenant.
Refund of security deposit: The security deposit has to be repaid to the tenant, within 3 weeks of him/her leaving the premises.
Maintenance and repairs: If the tenant or somebody the tenant knows has done damage to the property, then it is the tenant's duty to repair the damage. Otherwise, the landlord is responsible for all repairs.
Right of entry: the landlord can enter the premises without notifying the tenant only during an emergency. The landlord must give 24 hours written notice if he/she wants to enter at any other time.
3-day notices: 3-day notices can be sent by the landlord to the tenant if the tenant has outstanding rent, if the landlord charges the tenant of defying the lease agreement, or if the tenant is making serious damage to the property.
