tenant broke window by leaving it open during wind storm

1) I would like to know who is responsible for replacing a window that got broken when the tenant admits to having left the window open while she was away during a rain and wind storm that had 60 miles an hour winds. I, as the landlord, have reminded the tenant many times to not leave the wooden windows open in the rain. This was not yet stated in writing. 2) This tenant has been in the apartment for about a year now and many of the wooden windows are water damaged. The wood is now swollen and the windows are hard to close. This was not the situation prior to her moving in. Do I have a case to sue this tenant for negligence causing damage to the windows? Thank you
