Misconceptions

There are a great many misconceptions about the rental housing industry. When most people think of rental property they envision public projects or large multi-family complexes. The facts are that more than fifty percent of the single family dwellings in the United States are non-owner occupied and the average number of units owned by each investor is less than five.

America's landlords are typically hard working husband and wife entrepreneurs who earn their family's living in some other job or profession. But Mom and Pop landlords make up the largest group of small business owners in America with tremendous potential economic and political clout.

The small business owners and managers of residential properties oversee many billions of dollars worth of assets, yet they have had little or no voice in such important matters as tax law, legislation, legal document requirements, accounting practices, insurance, building codes, zoning, and utilities. Local Rental inspection ordinances, exorbitant fees and onerous lead paint eradication mandates may have finally changed all that.

Rental Housing On Line has filled an important niche and must continue to grow and prosper in order to help see that this large group of small business owners, and their tenant clients, get a fair shake from social do-gooders and government officials who know little or nothing about the real world of rental housing.

We are pleased to work with any national, state and local rental housing associations, including: Realtors, Apartment Owner's and Builder's associations on furthering legislation that will offer relief from government intrusion into our business. However, previous experience with the better known organizations pointed out that large multi-family property management, confronts many different kinds of problems than those many of our members face. The number one problem for most landlords and tenants is clean safe neighborhoods. They must cooperate with anyone in local government who really wants to solve problems, convincing them to seek solutions rather than continuing the popular political expediency of beating up on landlords and blaming low income tenants for community problems.
